Contract Timeline

Each Purchase and Sales Agreement has a different timeline, Sharon can guide you successfully through yours.

Items that fall into the timeline include:

There are certain rights and responsibilities that go with each of the above.  There are certain time periods you must respond in if the other party is not abiding by the terms of the written agreement.  Real Estate transactions are getting more and more involved.  The decision to have a Realtor guide you through the ins and outs of your transaction is a good idea.  Call Sharon today for a personal interview.

Lead Based Paint

Many homes built before 1978 have lead-based paint.  In 1978, the federal government banned lead-based paint from housing.

Peeling, chipping, chalking, or cracking lead-based paint is a hazard and needs immediate attention.

Lead-based paint may also be a hazard when found on surfaces that children can chew or that get a lot of wear-and-tear.  These areas include windows and window sills, doors and door frames, stairs, railings, and banisters.

Lead dust can form when lead-based paint is dry scraped, dry sanded, or heated.  Dust also forms when painted surfaces bump or rub together.  Lead chips and dust can get on surfaces and objects that people touch.  Settled lead dust can re-enter the air when people vacuum, sweep, or walk through it.

People can get lead in their bodies by breathing or swallowing lead dust, or by eating soil or paint chips with lead in them.  Some of the ways this may occur are:

put their hands or other objects covered with lead dust in their mouths,
    eat paint chips or soil that contain lead;
breathe in lead dust (especially during renovations that disturb painted surfaces)

This information came from the pamphlet Protect Your Family From Lead In Your Home, prepared by the EPA, dated May, 1995

If you would like a copy of the full pamphlet, give Sharon a call or e-mail.

Lease Purchase
Lease Option
Rent To Own

If you are considering buying or selling real estate through any of the methods mentioned above, or something similar, please hire a reputable Realtor to represent you.

There are many people who have learned how to work the system.  Some of those people take advantage of home sellers, or home buyers, under this type of program.

Please call Sharon if you have any questions or if she can assist you in any way.

10 Questions to ask your Realtor

  1. Are you a full-time professional Realtor?
  2. How long have you worked full time in real estate?
  3. Do you have a personal assistant, team, or staff to handle different parts of the transactions?
  4. If you have an assistant team, or staff--who are they?  What do they do? How do I get in touch with them?  Who do I call when?
  5. How do I get in touch with you?  How do I get in touch with you if it is an emergency?
  6. What distinguishes you from other Realtors?
  7. What geographic areas do you specialize in?
  8. What price house do you specialize in?
  9. How often will you call me?
  10. How much time are you going to spend (sellers) marketing my house, (buyers) finding my house?

Radon

What is radon?

Radon is a colorless and odorless radioactive gas that is emitted from soil by the decay of uranium and radium, both naturally and commonly occurring elements in the earth.  Radon is found in all parts of the country and enters houses and buildings through the ground.  Under certain conditions, it can build up to high levels that may be harmful to breathe.

If you are concerned about radon you can have the home tested.  These tests are time consuming and expensive but may offer peace of mind.  Make sure and tell Sharon if this is a concern of yours.
